Is Everett, MA about to boom? 4 Mystic River projects and where each one really stands
Is Everett, MA about to boom? Encore, the Docklands, a Revolution stadium and a new bridge: what's approved, what's only planned and what it means for owners.

Four large projects sit on Everett's Mystic River waterfront: Encore Boston Harbor (open since 2019), the Everett Docklands (about 3,200 homes proposed), a 25,000-seat New England Revolution stadium (still in permitting, targeting 2029) and a car-free bridge to Somerville ($78.7 million contract approved in September 2026). Most of it is still ahead, and Everett's median sale prices have not jumped so far in 2026.
Everett is small, and a lot is planned for one stretch of its riverfront. You'll hear that the city is about to boom. Maybe, but each project is at a very different stage, so I separated what's built from what's only on paper.
I'm a builder in the next city over, and I read these filings because they affect the houses around them. Here's where things stand as of November 3, 2026.
What are the 4 big projects in Everett?
| Project | What it is | Where it stands |
|---|---|---|
| Encore Boston Harbor | Casino resort | Open since 2019. New hotels are possible but not final. |
| Everett Docklands | About 3,200 homes plus lab, office, industrial and retail space | Zoned, with tanks demolished. No homes under construction that I could find. |
| Revolution stadium | 25,000 seats, with a riverfront park of nearly 4 acres | In permitting. Developers hope to open in 2029. |
| Mystic River bridge | Car-free walking and biking link to Somerville | Contract approved. About three years of construction. |
1. Encore: open, but its expansion stalled
Encore opened in 2019. Its planned expansion across Broadway was suspended in May 2024 after Wynn and the City couldn't agree on financial terms.
In January 2026, a new memorandum opened the door to up to two non-gaming hotels on Lower Broadway, plus up to $25 million toward a possible Commuter Rail stop. Approvals remain, and Mayor Robert Van Campen put the best-case finish for the hotels at 2028.
2. Everett Docklands: the biggest plan, and the furthest out
The former ExxonMobil tank farm is roughly 100 acres. A 2024 filing described about 3,200 homes and 7.2 million square feet in all. The City says that would add about 15% to Everett's housing. The last oil tank came down in April 2026.
The details are in my post on what's planned at the Everett Docklands.
3. The Revolution stadium: moving, not approved
The Kraft Group reached agreements with Everett and Boston at the end of 2025, but the project still needs state and local permits. Banker & Tradesman reported in September that the developers hope to open in 2029.
I cover the deal, parking and traffic in where the Revolution stadium stands.
4. The Mystic River bridge: the closest thing to a sure bet
MassDOT's board approved a $78.7 million design-build contract in September 2026. The bridge will connect Draw Seven Park in Somerville to the Encore Harborwalk and the trails on the Everett side. See my full post on the bridge.
Are Everett home prices going up because of this?
Not in a way the medians show so far. In my review of 2026 sale prices through September, Everett looked like this:
| Home type | Median, 2026 so far | Change from a year earlier |
|---|---|---|
| Single-family | $680,000 | 0.0% |
| Condo | $465,000 | +2.2% |
A median moves with whatever happens to sell, so it's a rough signal. Even so, it doesn't show a boom yet. Good projects can lift a neighborhood over time, but no one can promise how much or when, and I can't either. This isn't investment advice.
What should Everett homeowners do?
- Fix what the house needs anyway. Roof, heat, wiring and water come first, whatever happens on the river.
- Check the age of your house. More than half of Everett's homes were built in 1939 or earlier, so plan around lead paint and old systems before you price a project.
- Look at a backyard unit on its own numbers. State law allows an ADU by right on single-family lots. It should make sense at today's rents.
- Go to the meetings. Traffic, parking and hours get set in permitting. That's the time to speak up.
What to watch next
- The stadium's draft environmental report and the outcome of its zoning variance request.
- The Docklands master plan before the Everett Planning Board.
- Whether the Encore hotels and the Commuter Rail stop move forward.
- Money for the Silver Line extension, which isn't funded yet. Much of the riverfront's traffic plan leans on better transit.

Frequently asked questions
What is being built in Everett, MA?
The main projects are the proposed Everett Docklands on the former ExxonMobil site, a proposed New England Revolution stadium on the former Mystic Generating Station site and a car-free Mystic River bridge to Somerville. Up to two hotels near Encore are also possible.
Is Everett, MA a good place to buy a home?
That depends on your budget and timeline, and I can't predict prices. Everett's 2026 medians were about $680,000 for a single-family and $465,000 for a condo through September, roughly flat from a year earlier. Most of the big projects are still years away.
Has the Revolution stadium in Everett been approved?
Not fully. The Kraft Group has community agreements with Everett and Boston, but the stadium still needs state and local permits. Developers hope to open in 2029.
When will the Mystic River bridge open?
MassDOT expects about three years of construction after approving the contract in September 2026. No opening date has been announced.
