Bathroom remodels run about $5,000 to $30,000 and up depending on the level, project management for other contractors is $65/hour, and backyard ADUs start at $375,000 all-in. Kitchens, full renovations and owner's representative work get a written, line-item quote after a free walkthrough, usually within 48 hours.

How a quote works
- Free consultation. A 30-minute call or a walkthrough of your home. Bring plans, a sketch or just an idea.
- Written, line-item proposal, usually within 48 hours: scope, price per item, schedule and what's not included.
- Contract under Massachusetts law (M.G.L. c.142A): everything in writing, deposit no more than one-third of the price.
- Changes in writing. Every change order is priced and approved by you before the work is done.
What changes the price in older homes
- What's behind the walls: knob-and-tube wiring, galvanized pipes, rot or undersized framing.
- Lead paint in homes built before 1978: lead-safe work practices are required (I'm a certified Lead-Safe Renovator Supervisor).
- Permits and inspections, and how the work is phased if you live in the house.
- Finishes: cabinets, tile, fixtures and appliances are the biggest swing in kitchens and bathrooms.

How much deposit do you take?
Contracts follow Massachusetts home-improvement law (M.G.L. c.142A): a written contract, and a deposit of no more than one-third of the price (unless special-order materials cost more).
Why don't you list one price for every kitchen or renovation?
Older Greater Boston homes vary a lot: wiring, plumbing, framing and floors behind the walls change the price. I'd rather walk the house and give you a written, line-item number than a guess that changes later.
Do you charge for change orders?
Yes. Every change is priced in writing and approved by you before the work is done.
