A bathroom remodel cost breakdown is the list of line items behind the one big number on your quote. In Somerville, Cambridge and Medford, my clients typically pay $5,000 to $12,000 for a refresh, $12,000 to $18,000 for a mid-level renovation and $19,000 to $30,000 for a full gut, and the line items decide where you land.

Below is every line I put on a written bathroom budget, what it covers and why it moves the price. Every house is different, so your exact numbers come after a free walkthrough.

My three bathroom price levels

These are what my clients typically pay with Magno & Co for a standard 5x8 to 8x10 bathroom in Greater Boston. They are my own pricing, not a statewide average.

1. Bathroom refresh$5,000 - $12,000Keep layout, tub and walls; new vanity, toilet, trim, lighting, fan, paint

The line items on a real bathroom remodel budget breakdown

  • Demo and disposal. Tearing out tile, tub, plaster and fixtures, plus hauling debris. Old mortar-bed tile and cast-iron tubs are heavy and slow to remove.
  • Protection and lead-safe setup. Floor protection, dust walls and cleanup. In homes built before 1978, the EPA RRP rule requires paid contractors who disturb paint to be certified and use lead-safe practices. That means containment, special cleaning and verification.
  • Framing and subfloor repair. Fixing rot, notched joists or out-of-level floors once walls are open. This is the line that can change after demo.
  • Plumbing rough and finish. Rough is supply, drain and vent lines plus the shower valve inside the wall. Finish is setting the toilet, faucet and trim.
  • Electrical and fan. New circuits, lights, outlets and an exhaust fan ducted outside.
  • Waterproofing. Backer board and a membrane behind shower tile. You never see it, and it protects everything.
  • Tile labor and material. Usually the biggest swing. Tile size, pattern and niches change labor more than the tile itself.
  • Fixtures. Toilet, tub or shower base, valve, trim and accessories.
  • Vanity and top. Stock, semi-custom or custom, plus the countertop and sink.
  • Glass. A shower door or panel, measured after tile is done.
  • Paint. Ceiling, walls and trim in moisture-resistant finishes.
  • Permits. Somerville requires a building permit for all interior work except painting, tiling and flooring, plus separate plumbing and electrical permits from licensed trades.
  • Cleanup. Final clean, punch list and walkthrough.

Bathroom remodel labor cost vs materials

People often search for a bathroom remodel cost labor only price. The trouble is that labor depends on the materials you choose. Large-format or patterned tile takes longer to set, a wall-hung vanity needs blocking, and a custom shower needs more waterproofing time.

  • Labor covers the carpenter, tile setter, licensed plumber, licensed electrician, painter and my supervision.
  • Materials cover what stays in the room plus the hidden stuff: backer board, membrane, thinset, grout, pipe and wire.
  • A labor-only quote often leaves the hidden materials vague. Ask who buys the membrane and the valve.

Allowances: the line that surprises people

An allowance is a placeholder amount for something you haven't picked yet, like tile, a vanity or a faucet. If you choose something that costs more, the price goes up; if less, it goes down.

Builder's tip: Pick your tile, vanity and shower trim before the contract is signed. Then I can replace allowances with real product numbers, and your budget stops moving.

A good budget shows each allowance clearly, so you can compare two quotes line by line instead of guessing.

What pushes a Somerville bathroom to the top of the range

  • Old houses. Many triple-deckers from 1900 to 1930 hide sagging joists and old galvanized pipe.
  • Lead paint. Pre-1978 homes need lead-safe setup. More on that in my lead paint guide.
  • Access. Third-floor units and tight streets near Davis Square or Union Square slow down deliveries and debris removal.
  • Who pulls the permit. In Somerville, a building with 3 or more units needs a licensed contractor to pull the building permit. See my Somerville permit guide.
  • Finishes. Stone, heated floors and frameless glass push you past $30,000.

Frequently asked questions

How much does a bathroom remodel cost with Magno & Co?

My clients typically pay $5,000 to $12,000 for a refresh, $12,000 to $18,000 for a mid-level renovation and $19,000 to $30,000 for a full gut of a standard 5x8 to 8x10 bathroom. Layout changes and high-end finishes go past $30,000.

What is the most expensive part of a bathroom remodel?

Tile labor and plumbing rough-in usually swing the price the most, followed by any framing or subfloor repair found after demo. Tile size and pattern change labor more than the tile itself.

What is an allowance in a bathroom remodel quote?

An allowance is a placeholder amount for items you haven't chosen yet, like tile or a vanity. If your final pick costs more or less, the price changes by the difference.

Do I need a permit to remodel a bathroom in Somerville?

Somerville requires a building permit for all interior work except painting, tiling and flooring, and plumbing and electrical work need permits from licensed trades. Call ISD if you are unsure.
