The 5 biggest home sales in Massachusetts in 2026 (so far) — and what they teach homeowners
From a $43M Martha's Vineyard compound to a $22M Beacon Hill townhouse: the biggest Massachusetts home sales of 2026, and what renovation has to do with it

So far in 2026, the biggest Massachusetts home sales include a $43 million Martha's Vineyard compound in Edgartown (two deeds), a $25.8 million Weston estate, a $25 million Nantucket home, a record $22 million Beacon Hill townhouse and a $19.5 million Nantucket sale. The common thread: rare locations and top-quality restoration.
Every year a handful of Massachusetts homes sell for numbers that make headlines. 2026 has already produced some big ones, including a new record for a single-family home in Boston. Here are five of the largest reported sales so far this year, what made each one special, and what an everyday homeowner in Somerville or anywhere in Greater Boston can learn from them.
I'm listing them by street and town only. These sales are public record, but I don't publish house numbers or owners' names on my blog.
The 5 biggest Massachusetts home sales of 2026 so far
| # | Where | Price | Closed |
|---|---|---|---|
| 1 | Edgartown, Martha's Vineyard — waterfront compound (two parcels) | $43,000,000 | Sept. 2026 |
| 2 | Atlas Lane, Weston | $25,800,000 | June 2026 |
| 3 | Easton Street, Nantucket | $25,000,000 | July 2026 |
| 4 | Chestnut Street, Beacon Hill, Boston | $22,000,000 | Feb. 2026 |
| 5 | Monomoy Road, Nantucket | $19,500,000 | Sept. 2026 |
Figures are reported closed sales through mid-October 2026, from the sources linked below. Big sales close every week, so treat this as a snapshot, not an official ranking.
1. Edgartown, Martha's Vineyard: $43 million
A private waterfront compound in Edgartown closed for a combined $43 million in early September, as the Boston Globe reported. The Vineyard Gazette notes it was recorded as two abutting waterfront properties, at $27 million and $16 million. Its first asking price, in June, was $49 million.
2. Weston: $25.8 million
A roughly 17,000-square-foot modern estate on Atlas Lane sold for $25.8 million in June, the most ever paid for a home in Weston, according to Traded. It had been marketed at $29 million. Privacy, acreage and a short drive to Boston keep Weston at the top of the suburban market.
3. Nantucket, Easton Street: $25 million
A home on Easton Street closed for $25 million on July 2, the top sale that week in Banker & Tradesman's weekly list of the most expensive Massachusetts home sales. Nantucket shows up on that list again and again.
4. Beacon Hill: $22 million, a Boston record
This is the one I find most interesting as a builder. An 1825 Greek Revival townhouse on Chestnut Street sold for $22 million in February, a record for a single-family home in Boston, according to Boston.com and the Boston Globe.
The seller had bought it for about $8.9 million in 2023, then spent roughly two years on a down-to-the-shell restoration before selling. Same address, same historic street. The difference was the quality of the renovation.
5. Nantucket, Monomoy Road: $19.5 million
A home on Monomoy Road sold for $19.5 million on September 15, again topping Banker & Tradesman's weekly list. That entire week's top five were Nantucket sales.
What's next: a possible new state record
In October, a newly built Nantucket compound on Cliff Road came on the market at $45 million. If it sells near that price it would set a new Massachusetts record, as the Globe reported. An asking price isn't a sale, though, so we'll see.
What these sales teach everyday homeowners
You don't need a $20 million house for the same rules to apply to a Somerville triple-decker or a Cambridge condo:
- Scarcity sells. Waterfront, historic streets and private land rarely come up. In Somerville, the scarce things are parking, outdoor space, an extra unit and a renovated kitchen in an older home.
- Restoration creates value. The Beacon Hill house more than doubled in price after a careful restoration that respected its 1825 bones. Historic details, done right, are worth money.
- Quality shows. Buyers at every price level can tell a careful renovation from a quick flip: straight walls, proper permits, good waterproofing and clean finishes.
