Somerville home prices over 20 years — and why renovated homes sell for $200 more per square foot
The median Somerville home now sells for about $1 million. The bigger story is condition: renovated homes trade about 30% higher per square foot than as-is homes.

I spent part of this year building a 20-year price history for Somerville — every recorded sale I could get, year by year — to answer the question homeowners ask me most: is a renovation worth it here? Here's what the numbers say.
Twenty years in one line
- The median Somerville home sold for about $391,000 in 2006.
- In 2026 the median is $1,006,250 — up 157%, about 4.8% a year.
- The median price per square foot is now about $658.
- It wasn't a straight line: prices were flat from 2006 to 2011, recovered from 2012 to 2016, then boomed — peaking around 2024 before easing slightly.

The real story is condition
When I split 2026 sales by the condition of the home, the gap is striking:
- Older, as-is homes: about $653 per square foot.
- Renovated homes (older buildings after a full rehab): about $856 per square foot.
- New construction (built 2015 or later): about $851 per square foot.
In other words, a quality renovation in Somerville sells at the same price per square foot as a brand-new building — about $198 per square foot, or 30%, more than the same home as-is.
What that means for a homeowner
Think of that $198-per-square-foot gap as the value buyers put on condition. On a 1,500-square-foot home, the difference between "as-is" and "renovated" is roughly $300,000 in market value. That doesn't mean every renovation pays for itself — it means the scope and budget matter:
- Spend where buyers see it: kitchens, bathrooms, systems, and finished space.
- Get a line-item budget before you start, so you can compare it to the value gap honestly.
- Finish the job. A half-renovated home is still priced as an as-is home.
Where the numbers come from
2012–2026 figures are actual Somerville sales (MLS / Redfin data). 2006–2011 are estimates built two independent ways — Zillow's home value index for ZIP 02144 chained back from 2012, and local deed records — which agreed closely. Prices per square foot use living area. This is market analysis, not an appraisal of any specific home.
