## Small Bathroom Remodel Cost: What a 5x8 Bath Really Costs in Somerville

Small bathroom remodel cost for the typical 5x8 tub bath in Somerville triple-deckers and condos: which of my 3 price levels fits and how to spend smart.

Quick answer

Most small 5x8 tub bathrooms I remodel in Somerville fall into my mid-level renovation range ($12,000–$18,000) or a full gut renovation ($19,000–$30,000); a simple refresh runs $5,000–$12,000. A small room saves on materials, but the tub, valve, toilet and plumbing cost about the same as in a bigger bath. Your exact price comes from a free walkthrough and a written line-item budget.

Small bathroom remodel cost surprises a lot of people in Somerville. The room is tiny, so the price should be tiny too, right? Not quite. A 5x8 bath still has a tub, a valve, a toilet, a vanity, a fan and drains, and those cost about the same in any size room.

Here is where a typical small bath lands in my three Magno & Co price levels, why, and how to get more for your money in a tight space.

## Small bathroom remodel cost: where a 5x8 bath lands

These are the ranges my clients typically pay with Magno & Co. They cover a standard 5x8 to 8x10 bathroom, and a 5x8 is the most common size I see. The full breakdown of each level is in my [bathroom renovation cost levels guide](https://magnoandco.com/blog-bathroom-renovation-cost-levels).

| Level | Typical price | What it means in a 5x8 bath |
| --- | --- | --- |
| 1. Refresh | **$5,000 – $12,000** | Tub and wall tile stay; new vanity, toilet, trim, light, mirror, fan, paint, often floor tile |
| 2. Mid-level renovation | **$12,000 – $18,000** | New tub or surround and wet-wall tile, floor tile, new shower valve, fixtures |
| 3. Full renovation | **$19,000 – $30,000** | Gut to studs and subfloor, new lines where needed, waterproofing, permits |

Every house is different, so I always confirm the level on a free walkthrough and put the price in a written line-item budget.

## The typical Somerville 5x8 bathroom

If you live in a triple-decker near Union Square, Teele Square or East Somerville, or in a condo carved out of one, you probably know this room:

- A **standard tub** across the short back wall, often with a shower head added later
- Toilet and vanity side by side on the long wall
- One small window, sometimes inside the tub area
- Bathrooms **stacked** floor over floor, sharing one main drain line
- Layers of old tile, plaster or a plastic surround over original walls

Many of these houses date from roughly 1900 to 1930, so what is behind the walls matters as much as what you see.

## Why most small baths fall into Level 2 or Level 3

In my experience, a true refresh only works when the tub and wall tile are still sound. In most 5x8 baths I open up, the tub wall is the problem: loose tile, failed grout, an old valve that drips, or a surround glued over damaged plaster.

- **Level 2** fits when the floor framing and drains are healthy and only the wet area and finishes are worn out.
- **Level 3** fits when there is soft subfloor, old galvanized or cast-iron piping, or no real waterproofing behind the tile.
- Because the room is small, a full gut often sits closer to the **low end** of the $19,000–$30,000 range than a larger bath would.

## Smart ways to get more for the money in a small room

- **Keep the layout.** Leaving the tub, toilet and vanity where the drains already are is the biggest money saver.
- **Spend on the wet wall.** Good waterproofing and a quality valve matter more than fancy accessories.
- **Go big where it is small.** The floor is tiny, so a nicer tile there adds less to the budget than it would in a big room.
- **Use a wall-hung or narrow vanity** and a recessed niche instead of a bulky shelf. More floor space makes the room feel bigger.
- **Upgrade the light and fan together.** Bright light and a fan that actually clears steam change how a small bath feels and help prevent mold.
- **Choose glass over a curtain** if your budget reaches it. A clear panel makes a 5x8 room read much larger.

**Builder's tip:** In a small bath, decide on the vanity, toilet and valve before demo day. In a 5x8 room an inch matters, and knowing exact sizes early lets us set plumbing once instead of moving it twice.

## When a small bath still costs more

Size does not protect you from surprises. These are the things that push a small bathroom remodel cost up:

- **Rot under the tub or toilet.** Years of small leaks can damage subfloor and joists, and that structure must be fixed before tile goes down.
- **A shared drain stack.** In a stacked triple-decker, a cracked cast-iron line can serve the units above and below, so the fix is bigger than one room.
- **Notched or cut joists** from past plumbers, which need repair before new work.
- **Lead-safe work.** In homes built before 1978, paid work that disturbs more than 6 square feet of painted surface per room needs a licensed lead-safe renovation contractor, per [Mass.gov](https://www.mass.gov/info-details/lead-safe-renovation-for-homeowners) and the [EPA RRP rule](https://www.epa.gov/lead/lead-renovation-repair-and-painting-program).
- **Licensed plumbing and permits.** Massachusetts requires a licensed plumber with a permit from the local plumbing inspector for home plumbing work, per the [state consumer fact sheet](https://www.mass.gov/info-details/plumbers-and-gas-fitters-consumer-fact-sheet).
- **Condo and access logistics.** Building water shutoffs, association rules and tight Somerville street parking all add coordination time.
- **Moving things.** Turning a tub into a walk-in shower with a new drain spot, or stealing space from a closet, takes you past $30,000.

## Frequently asked questions

How much does it cost to remodel a 5x8 bathroom?

With Magno & Co, most 5x8 bathrooms land in my mid-level range of $12,000 to $18,000 or a full gut renovation of $19,000 to $30,000. A simple refresh, keeping the tub and wall tile, runs $5,000 to $12,000.

Is it cheaper to remodel a small bathroom?

Somewhat, because you buy less tile and drywall. But the tub, valve, toilet, vanity, fan and plumbing labor cost about the same as in a larger bath, so the savings are smaller than most people expect.

Can I remodel a small bathroom for $10,000?

Often yes, if the tub, wall tile and plumbing are in good shape. That is my refresh level ($5,000 to $12,000): new vanity, toilet, trim, lighting, fan, paint and often new floor tile.

Is there a small bathroom remodel cost calculator I can trust?

Online calculators give rough averages, but they cannot see rot, old drains or lead paint. The most accurate estimate is a walkthrough followed by a written line-item budget, which I provide free.
