## Slate roof repair in Boston, Somerville and Cambridge: fix it or replace it?

Slate roof repair in Boston, Somerville and Cambridge: why slate lasts, how repairs work, historic district review and how to find a qualified slater.

Quick answer

Most slate roofs on Greater Boston Victorians and mansards can be repaired rather than replaced. Somerville's preservation guidelines call slate a near-permanent material whose problems usually come from rusted nails, so the fix is often new hooks, matched slates and new flashing, not a new roof.

Can a slate roof be repaired, or does it need replacing? In Boston, Somerville and Cambridge, most slate roof repair jobs I see are exactly that: repairs. Somerville's own preservation guidelines call slate a **near-permanent roofing material** whose failures usually come from rusted nails, not from the stone itself.

Below I explain how a slate repair works, when replacement makes sense, and what historic district review means for your roof.

## Why slate lasts so long

The [Somerville Historic Preservation Commission design guidelines](https://www.somervillema.gov/sites/default/files/documents/historic/DesignGuidelines.pdf) ask owners to keep original roof coverings whenever possible and to conserve roof slates. They note that slate deterioration is generally caused by rusted roofing nails.

That matches what I see on Victorians and mansard houses across Somerville, Cambridge and Greater Boston. The slates are often fine. The nails, the flashing and the gutters behind them are what wear out.

## Slate roof repair: what the work involves

- **Slipped or broken slates.** A slater removes the broken piece, slides in a matching slate and holds it with a slate hook or a concealed fastener.
- **Matching.** Good repairs use salvaged slate of the same color, size and thickness.
- **Flashing.** Chimney, valley and wall flashing often fails long before the slate. I prefer copper on slate roofs because it lasts as long as the stone.
- **Access.** Slate breaks underfoot, so the crew works from roof ladders and hooks, never by walking on it.

The code supports reuse. Existing slate may be reinstalled, but cracked or broken slate may not, and rusted or damaged flashing must be replaced ([IRC R908.5](https://codes.iccsafe.org/content/IRC2021P2/chapter-9-roof-assemblies)). New slate needs two fasteners per slate and a slope of at least 4:12 (R905.6).

## Slate roof repair cost and what drives it

For a rough idea, [HomeGuide's national figures](https://homeguide.com/costs/slate-roof-cost) put slate repairs at **$500 to $2,100** and a new natural slate roof at **$10 to $30 per square foot** installed. Those are national averages, and Greater Boston usually runs higher. What moves the price here:

- **Height and pitch.** A steep mansard on a three-story house needs staging.
- **Finding matching slate** for an old roof.
- **Copper work** at chimneys, valleys and built-in gutters.
- **Lead-safe trim work** on painted cornices, dormers and trim.
- **Historic review** time, if your house is in a district.

Every roof is different, so I price slate work after a close look from a ladder or lift.

## When replacement makes sense

- Many slates are flaking, cracking or turning soft across whole slopes.
- Nails have failed everywhere, so slates slide off faster than they can be hung.
- The sheathing underneath is rotten in many areas.

Even then, sound slates can often be stripped, sorted and re-hung on new underlayment. One thing you cannot do: install a new roof over slate. The code bans a recover where the existing covering is slate ([IRC R908.3.1.1](https://codes.iccsafe.org/content/IRC2021P2/chapter-9-roof-assemblies)), and a new slate roof needs ice barrier at the eaves just like shingles (R905.1.2).

## Historic district review in Somerville, Cambridge and Boston

- **Somerville.** The [Historic Preservation Commission](https://www.somervillema.gov/departments/ospcd/historic-preservation) reviews changes in a Local Historic District that are visible from a public way and change the design or materials. It does not review routine maintenance or in-kind replacement, but the work must still be submitted for a Historic Preservation Review through CitizenServe.
- **Cambridge.** The city has [two historic districts and four neighborhood conservation districts](https://www.cambridgema.gov/historic/districtshistoricproperties). In-kind work gets a Certificate of Non-Applicability, usually issued by staff on the spot, and a certificate is always needed before a building permit in a district.
- **Boston.** The [Landmarks Commission](https://www.boston.gov/departments/landmarks-commission/landmarks-commission-common-questions) keeps a public map of districts and landmarks. Emergency repairs may be approved faster at a preservation planner's discretion.

Swapping slate for asphalt in a district is a design change, so expect review. My [Somerville historic districts guide](https://magnoandco.com/blog-somerville-historic-districts-exterior) explains the process.

## Finding a qualified slater

Massachusetts has a [specialty construction supervisor license for roof covering](https://www.mass.gov/info-details/learn-about-different-construction-supervisor-licenses), which covers roof covering work plus limited sheathing and rafter repair. A license is the minimum, not proof of slate skill. Ask for:

- Photos and addresses of slate repairs they did years ago.
- Whether they stock salvaged slate and do their own copper work.
- How they will reach the roof without walking on it.

You can check any license with my [contractor license guide](https://magnoandco.com/blog-check-contractor-license-massachusetts).

**Builder's tip:** When slates come off for any reason, keep the good ones. Stack them on edge in the basement. Matching old slate is the hardest part of every future repair.

## Frequently asked questions

How much does slate roof repair cost?

HomeGuide's national figures put slate roof repairs at $500 to $2,100. Greater Boston usually runs higher because of steep, tall roofs, matching old slate and copper flashing work.

How long does a slate roof last?

Somerville's Historic Preservation Commission calls slate a near-permanent roofing material and says deterioration is generally caused by rusted roofing nails, so the stone often outlives the nails and flashing.

Can you put shingles over a slate roof?

No. The residential code does not allow a new roof covering to be installed over an existing slate roof; the slate must come off first.

Do I need approval to repair a slate roof in a historic district?

In-kind repairs are usually simple: Cambridge issues a Certificate of Non-Applicability, often on the spot, and Somerville still asks for a Historic Preservation Review submission. Changing slate to another material is a design change that goes to review.
