Quick answer

With Magno & Co, most primary (master) bathroom remodels land at the top of a full renovation ($19,000 to $30,000) or go beyond $30,000 once you add a double vanity, a separate shower and tub, heated floors or a new layout. For a high-end comparison, the 2025 Cost vs. Value report puts an upscale Boston bath remodel at $84,165. Your exact price comes from a free walkthrough and a written line-item budget.

The **master bathroom remodel cost** question comes up at walkthroughs. For my clients, a primary (master) bathroom usually lands at the top of my full-renovation range, **$19,000 to $30,000**, or goes **beyond $30,000** when the room is bigger or the layout changes.

Below is why, where the money goes, and how to keep the budget under control in a Somerville, Cambridge or Medford home.

## Master bathroom remodel cost: what my clients typically pay

These are Magno & Co's typical price levels for a standard Greater Boston bathroom, roughly 5x8 to 8x10. They're my own pricing, not a statewide average.

| Level | What my clients typically pay | What it usually includes |
| --- | --- | --- |
| 1. Bathroom refresh | $5,000 to $12,000 | Same layout, tub and walls; new vanity, toilet, trim, lighting, fan and paint. |
| 2. Mid-level renovation | $12,000 to $18,000 | Same layout; new tub or shower walls, floor tile, shower valve, vanity and fixtures. |
| 3. Full renovation (gut to the studs) | $19,000 to $30,000 | New supply and drain lines where needed, waterproofing, full tile, tub or tiled shower with glass, electrical, ventilation, permits. Same layout. |
| Beyond a full renovation | $30,000+ | Moving walls or plumbing, enlarging the room, primary suites, curbless showers, heated floors, high-end stone. |

Larger rooms, layout changes, structural or rot repairs, lead-safe work in pre-1978 homes and high-end finishes cost more. Every house is different, so the real number comes from a free walkthrough and a written line-item budget.

## Why a primary bathroom costs more

A primary (master) bathroom isn't just a regular bath with nicer tile. It usually has more of everything:

- **A bigger room.** More floor and wall tile, more waterproofing, more labor.
- **A double vanity.** Two sinks means two sets of supply and drain lines, more countertop and more lighting.
- **A separate shower and tub.** Two wet areas instead of one, often with a glass enclosure.
- **Heated floors.** A dedicated circuit and a thermostat, installed before the tile.
- **Layout changes.** Moving a toilet or shower means new drain and vent routes through old joists.
- **Curbless showers** often require lowering or reframing the floor.

In 1900 to 1930 Somerville houses, including many triple-deckers, opening the walls often turns up old galvanized pipe, undersized wiring or out-of-level floors. I plan for that in the budget instead of surprising you mid-job.

## Master bathroom remodel cost breakdown: where the money goes

Every line-item budget I write for a primary bath covers these buckets:

- **Demolition and disposal**, including dumpster and parking logistics on tight streets.
- **Plumbing.** New valves, drains and vents, done by a licensed plumber under permit, which [Massachusetts requires](https://www.mass.gov/info-details/plumbers-and-gas-fitters-consumer-fact-sheet).
- **Electrical.** Lighting, outlets, fan and floor-heat circuits by a licensed electrician.
- **Ventilation.** A fan rated at least **50 cfm intermittent or 20 cfm continuous**, ducted outdoors ([2021 IRC M1505.4.4](https://codes.iccsafe.org/content/IRC2021P2/chapter-15-exhaust-systems)). A bigger room often needs more than the minimum.
- **Waterproofing and tile.** Usually the largest labor line.
- **Fixtures and finishes.** Vanity, stone top, tub, shower trim, glass, mirrors and lighting.
- **Permits and inspections** through Somerville's [Building Division](https://www.somervillema.gov/departments/isd/building-division), which requires a building permit for interior gutting.
- **Lead-safe work** in pre-1978 homes when more than 6 square feet of painted surface per room is disturbed ([Mass.gov](https://www.mass.gov/info-details/lead-safe-renovation-for-homeowners)).

## The high-end comparison: Cost vs. Value for Boston

The [2025 Cost vs. Value report for Boston](https://www.jlconline.com/cost-vs-value/2025/new-england/boston-ma/) puts a **midrange bath remodel at $27,681** and an **upscale bath remodel at $84,165**, with about **34.5%** of the upscale cost recouped at resale.

That [upscale project](https://www.jlconline.com/cost-vs-value/bath-remodel-upscale-upscale/) is a true primary-suite job: it grows a 35-square-foot bath to 100 square feet, relocates every fixture, and adds a frameless-glass shower, a freestanding soaker tub, a two-sink stone counter, custom cabinets and electric floor heat. Most homeowners don't go that far, but it shows where the top of the market sits.

## How to control your primary bathroom budget

- **Keep the toilet and shower drains where they are.** Layout is the biggest cost lever.
- **Choose a shower or a tub** unless you truly use both.
- **Tile the wet walls fully** and paint the rest.
- **Pick finishes before demo**, so nothing waits on back-ordered items.
- **Save on fixtures that are easy to swap later**, like mirrors and lights. WaterSense showerheads use [no more than 2.0 gallons per minute](https://www.epa.gov/watersense/showerheads).
- **Keep a contingency** for what's behind 100-year-old plaster.

## Phasing a primary bathroom

- **Phase 1:** Do everything inside the walls now: plumbing, wiring, waterproofing, floor-heat cable and blocking for future grab bars or a heavier vanity.
- **Phase 2:** Upgrade the vanity, mirrors, lighting or glass later, without tearing out tile.

Never phase the wet work. Opening a finished shower twice costs far more than doing it once. My [bathroom remodel timeline](https://magnoandco.com/blog-bathroom-remodel-timeline) shows how each step fits together.

**Builder's tip:** If you want heated floors someday, install the thermostat wiring and cable now. It sits under the tile and costs little during the remodel, but it's impossible to add later without new tile.

## Frequently asked questions

How much does a master bathroom remodel cost in 2026?

With Magno & Co, most primary (master) bathrooms land at $19,000 to $30,000 for a full renovation in the same layout, or beyond $30,000 with layout changes, a double vanity, separate shower and tub, or heated floors. The exact number comes from a free walkthrough and a written line-item budget.

Is a master bathroom remodel worth the money?

Do it mainly for how you'll live in the house. The 2025 Cost vs. Value report for Boston shows an upscale bath remodel ($84,165) recouping about 34.5% at resale.

What adds the most cost to a primary bathroom remodel?

Moving plumbing and walls, enlarging the room, curbless showers, a separate tub and shower, heated floors and high-end stone. Hidden rot and lead-safe work in older homes also add cost.

Do I need a permit for a master bathroom remodel in Somerville?

Yes for most primary bath remodels. Somerville requires a building permit for interior gutting, and plumbing and electrical permits must be pulled by a licensed plumber and a licensed electrician.
