Kitchen cabinet refacing cost vs painting or new cabinets in Somerville and Greater Boston: Boston remodel figures, layout limits and lead-safe rules.

Quick answer

Kitchen cabinet refacing cost is usually well below new cabinets because the boxes stay. HomeGuide's national average is $5,000 to $13,000 for an average kitchen, and Greater Boston usually runs higher. For a fuller job, the 2025 Cost vs. Value report puts a Boston minor kitchen remodel, which keeps the boxes and replaces the fronts, at $28,991, versus $84,331 for a midrange major remodel.

Kitchen cabinet refacing cost is the first number many Somerville and Cambridge condo owners ask me about, because it promises a new-looking kitchen without tearing everything out. It can be a smart move, but only when the cabinet boxes and the layout are worth keeping.

Here is how refacing compares with painting and new cabinets, with real Boston figures, and the old-house issues that change the math.

## Refacing vs painting vs new cabinets

| Option | What changes | Best when |
| --- | --- | --- |
| Painting | Same doors and boxes, new finish | Solid wood doors you like, tight budget |
| Refacing | New doors, drawer fronts and hardware; boxes covered with new veneer | Sound boxes, layout works |
| New cabinets | Everything, often with a new layout | Damaged boxes or a layout that doesn't work |

## Kitchen cabinet refacing cost: the numbers

For refacing alone, [HomeGuide's national averages](https://homeguide.com/costs/cabinet-refacing-cost) list **$150 to $450 per linear foot**, or **$5,000 to $13,000** for an average 100–200 square foot kitchen. That is a national figure; Greater Boston usually runs higher.

For a full refresh, the best local data is the [2025 Cost vs. Value report for Boston](https://www.jlconline.com/cost-vs-value/2025/new-england/boston-ma/):

| Project (Boston, 2025) | Job cost | Resale value | Cost recouped |
| --- | --- | --- | --- |
| Minor kitchen remodel, midrange | $28,991 | $34,565 | 119.2% |
| Major kitchen remodel, midrange | $84,331 | $34,393 | 40.8% |
| Major kitchen remodel, upscale | $173,271 | $48,412 | 27.9% |

The minor remodel is basically a refacing job. The report's [project description](https://www.jlconline.com/cost-vs-value/minor-kitchen-remodel-midrange/) keeps the cabinet boxes in a 200-square-foot kitchen with 30 linear feet of cabinets, replaces the doors and drawer fronts with shaker-style wood, and adds new hardware, appliances, laminate counters, sink, flooring and paint. The midrange [major remodel](https://www.jlconline.com/cost-vs-value/major-kitchen-remodel-midrange/) replaces the cabinets with semi-custom ones and adds an island. In Boston, the refacing-style job was the only kitchen project that returned more than it cost at resale.

What moves your own number up or down:

- **Linear feet and door count.** More doors and drawer fronts mean more material and labor.
- **Door material.** Solid wood costs more than veneer or thermofoil.
- **Add-ons.** New counters, sink, appliances, lighting or flooring turn a refacing job into a minor remodel.
- **Old-house work.** Uneven walls, lead-safe setup and third-floor stairs in a Greater Boston walk-up all add time.

Every kitchen is different, so I price it line by line after seeing it.

## When the cabinet boxes are worth keeping

Refacing only works if the boxes are sound. When I open the doors, I check:

- **Sink base.** Old leaks swell particleboard. If the floor of the sink cabinet is soft, that box gets replaced.
- **Material.** Plywood boxes hold new veneer and hinges well; tired particleboard often doesn't.
- **Square and level.** Old Somerville floors slope. If the boxes are racked, new doors will never line up.
- **Size.** Many older kitchens have odd box sizes. Refacing keeps them, so make sure you can live with the storage.

## Layout limits

Refacing keeps the footprint. It won't move the sink, add an island, fit a wider range or make room for a full-height fridge. If the kitchen's real problem is the layout, refacing just gives you a nicer version of a bad plan. In that case, read my [kitchen remodel cost guide](https://magnoandco.com/blog-kitchen-remodel-cost-massachusetts) before you decide.

## Condo kitchens in Somerville and Cambridge

Refacing fits condos carved out of triple-deckers and two-families well: no plumbing or gas moves, less demolition, and the kitchen is out of service for a shorter stretch. Still check your condo documents for work hours, elevator or stair protection and contractor rules first. My [condo renovation rules guide](https://magnoandco.com/blog-condo-renovation-rules-boston) covers what to look for.

## Lead-safe work on painted cabinets

Built-in cabinets in a pre-1978 house can carry old lead paint, especially original painted cupboards. Under Massachusetts rules, renovation, repair and painting done for a fee in pre-1978 housing that disturbs **more than 6 square feet of painted surface per room** inside must be done by a [licensed lead-safe renovation contractor](https://www.mass.gov/info-details/lead-safe-renovation-for-homeowners), with a certified supervisor on site while work is in progress.

That matters most for painting and stripping, which sand or scrape existing finishes. More detail in my [lead paint guide](https://magnoandco.com/blog-lead-paint-older-homes-renovation).

**Builder's tip:** Before you commit to refacing, pull out the drawer under the cooktop and empty the sink cabinet. Drawer boxes and the sink base fail first. If they are sound, refacing is usually a good bet. Replace the drawer boxes and hinges at the same time, since that's what you touch every day.
