## Tankless water heater Mass Save rebates in 2026: why heat pump water heaters get the money

Quick answer

In 2026 a gas tankless water heater gets no Mass Save rebate, because Mass Save no longer offers incentives on natural gas, oil or propane equipment except for income-eligible households. A heat pump water heater gets $750 per unit ($1,500 for a split system) when it replaces an existing electric, gas, propane or oil water heater and is installed by a licensed plumber between January 1 and December 31, 2026.

People search for a tankless water heater Mass Save rebate, and in 2026 the answer surprises most of them: gas tankless units get nothing. The money has moved to heat pump water heaters, which get **$750 per unit** from Mass Save this year.

Below are the official 2026 numbers, what a heat pump water heater needs to work in a Somerville or Cambridge basement, and the electrical and drain details that decide whether it fits.

## Does a gas tankless water heater get a Mass Save rebate?

No. Mass Save's [gas heating equipment page](https://www.masssave.com/residential/rebates-and-incentives/gas-heating-equipment) says rebates, incentives and financing for equipment powered by **natural gas, oil and propane are no longer available**. The only exception is for **income-eligible households** upgrading existing fossil fuel equipment to high-efficiency models (see [Mass Save income-based offers](https://www.masssave.com/en/residential/rebates-offers-services/income-based-offers)).

A gas tankless unit can still make sense in some homes. Just budget for it without a rebate.

## 2026 Mass Save heat pump water heater rebates

These amounts are on the official [Mass Save heat pump water heater page](https://www.masssave.com/residential/rebates-offers-services/water-heating/heat-pump-water-heaters):

| Equipment (ENERGY STAR certified) | Rebate |
| --- | --- |
| Heat pump water heater, UEF 3.30 or higher | $750 per unit |
| 120-volt/15-amp heat pump water heater, UEF 2.20 | $750 per unit |
| Split-system heat pump water heater, UEF 2.20 | $1,500 per system |

The rules that matter:

- It must **replace an existing electric resistance, propane, natural gas or oil water heater**.
- It must be **installed by a licensed plumber** between **January 1 and December 31, 2026**.
- The rebate form and paperwork are due by **February 28, 2027**.
- One rebate per gas or electric account, and it can't exceed the purchase price.

You can get the $750 instantly three ways: your plumber buys from a participating distributor, you validate eligibility for an in-store discount at Home Depot or Lowe's, or you buy through the Mass Save online marketplace.

## Space and air: will it work in my basement?

A heat pump water heater pulls heat out of the air around it, so the room matters. [ENERGY STAR](https://www.energystar.gov/products/heat_pump_water_heaters) says to install it in an interior space that stays between **40 and 90°F year-round** with about **1,000 cubic feet** of air around it. ENERGY STAR's [technical guide](https://www.energystar.gov/sites/default/files/2024-07/ENERGY%20STAR%20Heat%20Pump%20Water%20Heater%20Technical%20Guide%20508C.pdf) notes that many manufacturers ask for at least **450 or 700 cubic feet**, so always check the manual for your model.

In Somerville triple-deckers, the shared basement is usually big enough. The trouble spots are:

- **Closets.** Mass Save's [heat pump water heater guide](https://www.masssave.com/blog/residential/the-benefits-of-switching-to-a-heat-pump-water-heater) warns small closets and cramped spaces cut efficiency.
- **Finished basements.** The unit cools the room, so Mass Save says a finished or frequently used basement may not be ideal.
- **Damp basements.** The bonus: the unit slightly dehumidifies the air, which many old Greater Boston basements need.

Noise is modest. The ENERGY STAR guide compares it to a dishwasher, roughly **45 to 55 dBA**.

## Electrical needs

The ENERGY STAR guide recommends a **208/240-volt circuit with 30-amp** service for the water heater in new construction, and notes some models are designed for a standard **120-volt, 15-amp** circuit. In older houses, that 120-volt option can avoid a new circuit when the panel is full. A licensed electrician should confirm the panel can take the load before you buy.

## Condensate drain and maintenance

Heat pump water heaters make water. Per the ENERGY STAR guide, the condensate is benign but must drain by gravity to a floor drain, utility sink, laundry sink or standpipe, never higher than the unit's drain port and never straight into drain-waste-vent piping or the safety pan. If no drain is nearby, a condensate pump can be used.

Plan on cleaning the air filter every 6 to 12 months and the condensate line once a year.

## Permits in Somerville

Somerville ISD says a [licensed plumber must pull all plumbing permits](https://www.somervillema.gov/departments/isd/building-division). That lines up with Mass Save's licensed plumber requirement, so the same plumber handles both. Cambridge and Medford have their own permit offices.

**Builder's tip:** Before you order the unit, measure the room and find the nearest floor drain or sink. In my experience, the condensate route and the electrical circuit decide where the tank can go, not the old water heater's spot. Planning that first saves a second trip.

How much is the Mass Save heat pump water heater rebate?

$750 per unit for ENERGY STAR models with UEF 3.30 or higher, or 120-volt/15-amp models with UEF 2.20, and $1,500 for a split system. It must be installed by a licensed plumber in 2026.

How much space does a heat pump water heater need?
