## Heat pump installation cost in Massachusetts: 2026 rebates, rates and old-house realities

Heat pump installation cost in Massachusetts for 2026: Mass Save rebates up to $8,500, winter electric rates, and what drives price in Somerville homes.

Quick answer

Your heat pump installation cost in Massachusetts depends on the house: how many rooms, ducted or ductless, and how leaky the walls are. In 2026 Mass Save pays $2,650 per ton up to $8,500 for a whole-home system (more for income-qualified households), Eversource and National Grid offer a lower winter delivery rate, and the federal 25C tax credit is gone for systems placed in service after December 31, 2025.

Heat pump installation cost in Massachusetts is one of the first questions I get from homeowners in Somerville, Cambridge and Medford. The honest answer: the price depends far more on your house than on the equipment, and the 2026 rebates can take a big bite out of it if you plan the job in the right order.

Below I walk through the official 2026 Mass Save rebates, the utility heat pump rates, the end of the federal credit, and what really drives cost in a 1900–1930 triple-decker or two-family.

## What drives heat pump installation cost in Massachusetts

Every house is different, but in older Greater Boston homes these are the things that move the number most:

- **Ductless vs ducted.** Wall-mounted ductless heads go in with small line sets. Ducted systems need room for air handlers and duct runs, which old balloon-framed houses rarely have.
- **Number of zones.** A triple-decker unit with five or six small rooms can need several indoor heads to heat evenly.
- **Heat loss.** Uninsulated walls and a leaky attic mean bigger equipment, and bigger equipment costs more.
- **Electrical service.** Many older homes need a panel or service upgrade before the new load fits.
- **Line set routes and outdoor units.** On tight Somerville lots, finding legal, quiet spots for condensers and clean exterior chases takes real planning.
- **Lead-safe work.** Drilling and patching painted walls in a pre-1978 house falls under lead-safe rules. More in my [lead paint guide](https://magnoandco.com/blog-lead-paint-older-homes-renovation).

That is why I don't quote a per-ton price over the phone. I give a written line-item budget after a free walkthrough.

## 2026 Mass Save heat pump rebates

These are the amounts on the official [Mass Save air source heat pump page](https://www.masssave.com/residential/rebates-offers-services/heating-and-cooling/heat-pumps/air-source-heat-pumps) for equipment installed in 2026:

| Rebate path | Amount | Cap |
| --- | --- | --- |
| Whole-home (heat pump heats the whole house) | $2,650 per ton | $8,500 |
| Partial-home (keeps existing system as backup) | $1,125 per ton | $8,500 |
| Basic | $250 per ton | $2,500 |
| Income-based enhanced | Up to $16,000, or up to no cost through Turnkey Services | Prior heat must be oil, propane or electric resistance |

Tonnage is the AHRI cooling capacity divided by 12,000 BTUs. So a 3-ton whole-home system works out to **$7,950**, and a 4-ton system would be $10,600 but is capped at **$8,500**. Partial-home jobs can add a **$500 weatherization bonus** and a **$500 sizing bonus** (with a Manual J load calculation).

The fine print matters:

- Equipment must be **ENERGY STAR Cold Climate** and installed by a contractor in the Mass Save Heat Pump Installer Network.
- It must be installed between **January 1 and December 31, 2026**, with the rebate form in by **February 28, 2027**. Since October 1, 2026, applications need a clear photo of each outdoor unit's nameplate.
- Whole-home and partial-home rebates are for homes occupied full time during the heating season.
- Rates drop for installs on or after January 1, 2027: whole-home goes to $2,350 per ton (cap $7,500) and partial-home to $1,000 per ton (cap $7,500).

## Weatherize first, then size the heat pump

For the whole-home rebate, Mass Save requires the house to be sufficiently weatherized. Most Somerville houses qualify by finishing the weatherization recommended in a Home Energy Assessment. Mass Save describes that assessment as [no-cost](https://www.masssave.com/blog/residential/seal-in-your-savings-why-insulation-and-air-sealing-matters-for-the-heating-season), with possible incentives of **75–100% off approved insulation** and no-cost targeted air sealing.

The order matters for your wallet too. Tighten the house first and the heat pump you need gets smaller. My [Mass Save insulation rebates guide](https://magnoandco.com/blog-mass-save-insulation-rebates-2026) covers that step in detail.

To spread out the rest, Mass Save's [HEAT Loan](https://www.masssave.com/residential/rebates-offers-services/financing) offers **0% financing up to $25,000** for eligible upgrades, including heat pump projects.

## Ductless or ducted in a Somerville triple-decker?

In most of the triple-deckers and two-families I work on, ductless wins. There is no attic space on the lower floors, and opening walls for ducts means plaster, lead-safe work and a lot of patching.

- **Ductless:** fastest install, room-by-room control, visible heads on the wall.
- **Compact ducted:** cleaner look, works well on a top floor with attic access or during a gut renovation when walls are open anyway.
- **Mixed:** ducted for the top unit, ductless below. Common in condo buildings where each owner decides separately.

## The heat pump electric rate

Running cost is half the story. [Eversource](https://www.eversource.com/residential/account-billing/manage-bill/about-your-bill/rates-tariffs/heat-pump-rate) offers a lower winter distribution and transmission rate from **November 1 through April 30** for residential customers who heat with a heat pump. If you got a Mass Save rebate through your Eversource account for a heat pump installed after January 1, 2019, you are enrolled automatically; otherwise you apply with proof such as a contractor invoice.

[National Grid](https://www.nationalgridus.com/MA-Home/Rates/Heat-Pump-Rate) has a similar seasonal rate over the same months. Customers who got only the $250-per-ton rebate have to apply rather than wait for automatic enrollment.

## The federal tax credit is gone

The 25C energy efficient home improvement credit used to add up to $2,000 for a qualifying heat pump. The IRS now says the credit [will not be allowed](https://www.irs.gov/newsroom/faqs-for-modification-of-sections-25c-25d-25e-30c-30d-45l-45w-and-179d-under-public-law-119-21-139-stat-72-july-4-2025-commonly-known-as-the-one-big-beautiful-bill-obbb) for property placed in service after December 31, 2025. Budget on Mass Save and the utility rate only.

**Builder's tip:** Before you sign a heat pump contract, ask for the Manual J heat load calculation and the AHRI certificate number. Those two pages tell you if the system is sized right and exactly how many tons the rebate will pay on. If a quote can't show either one, keep shopping.

For a homeowner's view of running heat pumps through a real New England winter, read my [Somerville heat pumps in winter](https://magnoandco.com/blog-somerville-heat-pumps-winter) post.

Electric rates matter as much as the install price. See how they affect larger buildings in my post on [all-electric housing costs in Massachusetts](https://magnoandco.com/blog-all-electric-affordable-housing-massachusetts-costs).

## Frequently asked questions

How much is the Mass Save heat pump rebate in 2026?

For 2026 installs, Mass Save pays $2,650 per ton up to $8,500 for whole-home systems, $1,125 per ton up to $8,500 for partial-home systems, and $250 per ton up to $2,500 for basic. Income-qualified households can get up to $16,000.

Is there still a federal tax credit for heat pumps?

No. The IRS says the 25C energy efficient home improvement credit is not allowed for property placed in service after December 31, 2025.

Do I need insulation before getting a heat pump rebate in Massachusetts?

For the whole-home rebate, yes: the home must be sufficiently weatherized, for example by completing the weatherization recommended in a Home Energy Assessment. Homes that don't qualify may still get the partial-home rebate.

Is there a cheaper electric rate for heat pumps in Massachusetts?

Yes. Eversource and National Grid offer a reduced winter delivery rate from November 1 through April 30 for residential customers who heat with a heat pump. Many Mass Save rebate customers are enrolled automatically.
