## Half bath remodel cost: what a powder room really costs in Greater Boston

Half bath remodel cost in Somerville and Greater Boston: what my clients pay for a powder room refresh or redo, and why adding a new half bath costs more.

Quick answer

With Magno & Co, most half bath remodels land in my refresh range ($5,000 to $12,000) or my mid-level range ($12,000 to $18,000), because a powder room has no tub or shower to tile and waterproof. Adding a brand-new half bath is a bigger project: new drain, vent and supply lines, an exhaust fan ducted outside, and plumbing and building permits. Your exact price comes from a free walkthrough and a written line-item budget.

If you're searching for **half bath remodel cost**, here's the short answer: a powder room usually costs less than a full bathroom, because there's no shower or tub, which is where most of the tile, waterproofing and plumbing money goes. Most half baths I remodel in Somerville, Cambridge and Medford fall into my first two price levels.

Adding a half bath where there wasn't one is a different story. Below I explain both, plus a few design ideas that make a tiny powder room feel finished.

## Half bath remodel cost: what my clients typically pay

These are my own typical price levels at Magno & Co for a standard Greater Boston bathroom, not a statewide average. They're built around a typical 5x8 to 8x10 full bath, so a small powder room tends to sit at the lower end of each level.

| Level | What my clients typically pay | What it usually includes |
| --- | --- | --- |
| 1. Bathroom refresh | $5,000 to $12,000 | Same layout and walls. New vanity and top, toilet, faucet, lighting, mirror, exhaust fan, paint and caulk; often new floor tile. |
| 2. Mid-level renovation | $12,000 to $18,000 | Same layout. New floor tile, vanity, toilet, fixtures, lighting and fan, plus drywall and paint repairs. |
| 3. Full renovation | $19,000 to $30,000 | Gut to the studs: new supply and drain lines where needed, electrical, ventilation, permits and inspections. |
| Beyond a full renovation | $30,000+ | Moving walls or plumbing, enlarging the room, high-end stone. |

A half bath rarely reaches level 3 unless we open the walls to replace old pipes or wiring. Rot under the toilet, lead-safe work in a pre-1978 home and high-end finishes all push the number up. Every house is different, so I give a written line-item budget after a free walkthrough. ## Powder room refresh vs. a full redo

Most powder rooms I see in Davis Square condos and Teele Square single-families just need a refresh. A refresh usually means:

- A new vanity or pedestal sink, faucet and mirror
- A new toilet. A [WaterSense labeled toilet](https://www.epa.gov/watersense/residential-toilets) uses **1.28 gallons per flush or less**, 20% less than the 1.6 gallon federal standard
- New light fixture, paint and trim
- A quiet exhaust fan, and often new floor tile

A full redo makes sense when the floor is soft around the toilet, the walls are cracked plaster, or the old pipes behind the wall are past their life. Then we strip the room, fix the subfloor, and replace what's inside the walls before finishing. That's where a half bath moves from level 1 into level 2.

## Half bath addition cost: why a new powder room is a bigger project

Turning a closet, a spot under the stairs or a corner of the basement into a new half bath is real construction. What drives the cost:

- **Drain and vent access.** A toilet needs a properly sized drain and a vent. In a 1900 to 1930 triple-decker, how close you are to the main stack often decides the budget.
- **Ventilation.** The model residential code requires a bathroom to have either a window of at least 3 square feet (half of it openable) or a local exhaust fan, and the exhaust must go **directly outdoors** ([2021 IRC R303.3](https://codes.iccsafe.org/content/IRC2021P2/chapter-3-building-planning)). Fans must move **50 cfm intermittent or 20 cfm continuous** ([IRC Table M1505.4.4](https://codes.iccsafe.org/content/IRC2021P2/chapter-15-exhaust-systems)). Massachusetts' residential code [adopts the 2021 IRC with state amendments](https://www.mass.gov/handbook/tenth-edition-of-the-ma-state-building-code-780).
- **Framing and space.** New walls, a door, and sometimes moving a closet or a duct.
- **Electrical.** A new light, fan and outlet on proper circuits.
- **Permits and inspections.** Building, plumbing and electrical permits, each with inspections.

For an outside comparison, the [2025 Cost vs. Value report for Boston](https://www.jlconline.com/cost-vs-value/2025/new-england/boston-ma/) lists a midrange **bathroom addition at $64,220**. Know what that is: a [6x8-foot full bath with a tub/shower](https://www.jlconline.com/cost-vs-value/bathroom-addition-midrange/), built as new space over a new crawlspace. A half bath carved out of existing space is usually a much smaller job, but it can still pass my full-renovation range once plumbing gets complicated.

## Permits for a half bath in Somerville

Somerville's [Building Division](https://www.somervillema.gov/departments/isd/building-division) says ordinary repairs like painting and tiling don't need a building permit, but alterations do, and a licensed plumber must pull all plumbing permits. A licensed electrician pulls the electrical permit. State rules agree: [only a licensed master or journeyman plumber](https://www.mass.gov/info-details/plumbers-and-gas-fitters-consumer-fact-sheet) with a permit from the local plumbing inspector can do plumbing work, and that includes replacing a faucet or relocating a fixture.

In pre-1978 homes, work for a fee that disturbs more than **6 square feet of painted surface per room** inside must be done by a [licensed lead-safe renovation contractor](https://www.mass.gov/info-details/lead-safe-renovation-for-homeowners). My [Somerville building permit guide](https://magnoandco.com/blog-somerville-building-permit-guide) walks through the process.

## Design ideas for a small powder room

- **Wall-hung or shallow vanity.** Showing more floor makes the room feel bigger.
- **Bold wallpaper or a dark paint color.** A powder room has no shower steam, so it's the best place in the house to take a risk.
- **A pocket or outswing door** if the door hits the toilet.
- **One great light and a big mirror.** Light from the mirror's sides is more flattering than a single can overhead.
- **Continue the hallway flooring** or pick one small-format tile for a clean look.
- **Hidden storage.** A recessed cabinet between studs holds spare paper and soap.

**Builder's tip:** Before you fall in love with a spot for a new half bath, have your plumber look at where the main stack runs. A few feet closer to the stack can save days of opening ceilings and floors in a triple-decker.

## Frequently asked questions

How much should a half bath remodel cost?

With Magno & Co, most half bath remodels land in my refresh range ($5,000 to $12,000) or mid-level range ($12,000 to $18,000), since there's no shower or tub. Hidden rot, old pipes, lead-safe work and high-end finishes push it higher.

Is it expensive to add a half bath to a house?

It costs more than remodeling an existing one, because you need new drain, vent and supply lines, an exhaust fan vented outdoors, and permits. The cost depends mostly on how close the new room is to existing plumbing.

Do I need a permit to remodel a half bath in Massachusetts?

Painting and tiling alone don't need a building permit in Somerville, but alterations do, and any plumbing work beyond minor repairs needs a permit pulled by a licensed plumber. Electrical work needs a licensed electrician's permit.

Does a half bath need an exhaust fan?

Under the 2021 IRC, which Massachusetts adopts with amendments, a bathroom needs either a window of at least 3 square feet (half openable) or an exhaust fan vented directly outdoors. I install a fan in every powder room anyway.
