Quick answer

The Everett Docklands is a proposed new neighborhood on the former ExxonMobil tank farm, owned by The Davis Companies and Global Partners. A 2024 filing described about 3,200 homes and 7.2 million square feet of space. Zoning was adopted in 2024 and the last oil tank came down in April 2026, but the master plan still needs Planning Board approval and transit money isn't secured.

For about a century, this part of Everett's waterfront stored fuel. Now it's proposed as a whole new neighborhood, one of the largest redevelopment plans around Boston.

The numbers you see online vary because the plan has been described at different times. Here's what's been filed and what's still open.

## What is planned at the Everett Docklands?

These figures come from the 2024 filing, as [reported by Banker & Tradesman](https://bankerandtradesman.com/master-plan-for-everetts-docklands-includes-3200-housing-units/). They can change as the plan moves through review.

| Item | As filed in 2024 |
| --- | --- |
| **Homes** | About 3,200 (2.8 million sq ft) |
| **Lab and office** | 3.3 million sq ft |
| **Industrial and manufacturing** | 800,000 sq ft combined |
| **Retail** | 240,000 sq ft |
| **Total** | About 7.2 million sq ft |
| **Tallest buildings** | Up to 370 feet, about 37 stories |
| **City tax revenue** | About $23 million a year, by the filing's estimate |

The site is usually described as 86 to 105 acres, depending on what's counted. The plan covered 86 acres, with about 21 more set aside for energy storage. The [City's April 2026 release](https://cityofeverett.com/final-tank-demo-major-milestone-in-everett-development/) says 105 acres and calls it larger than Boston's Seaport, a comparison I haven't checked myself.

## Who owns the site?

The site is owned by a partnership of The Davis Companies and Global Partners LP, which bought it in 2023. You'll also see the name [Everett Landco](https://everettlandco.com/), the joint venture behind the project.

## How far along is the cleanup?

This is where the most visible progress has been:

- **Tanks:** the last oil tank, 190 feet across, was taken down in April 2026. The developer's [construction updates](https://everettlandco.com/construction-updates/) list all 29 above-ground tanks as demolished.
- **Pipes:** more than 110,000 feet of pipeline had been removed as of the July 2026 update.
- **Still underway at that update:** underground bunker tanks, infill soil and cleaning pipelines at the dock.

Reports put the cleanup bill at about [$80 million](https://mass.streetsblog.org/2024/09/30/a-new-neighborhood-could-replace-oil-tanks-in-everett-but-plans-hinge-on-uncertain-mbta-expansion-projects) to $100 million. A Davis executive described the cleanup as nearly complete in April, and said the tank removal clears the way for building.

## Has the Everett Docklands been approved?

Partly. Everett [enacted the district's zoning in 2024](https://www.boston.com/news/local-news/2026/04/08/everett-restricts-data-centers-development/). As of that April 2026 report, a master plan special permit was before the Planning Board. I couldn't find a decision on it, and I found no sign of homes under construction.

A 2024 filing named battery storage and substations as the first phase, with housing to follow. [A later report](https://www.constructionowners.com/news/everett-battery-project-approved) says the battery project won its approvals.

## Will there be a data center at the Docklands?

The Davis Companies hasn't proposed one, but the 2024 zoning allowed data centers by right. That set off a local fight and a petition with more than 1,200 signatures.

In June 2026, the [City Council voted 7-3](http://everettindependent.com/2026/06/10/everett-council-okays-data-centers-in-city/) to advance a compromise limiting them to 20,000 square feet and 5 megawatts. That wasn't the final vote, and I couldn't confirm the final outcome.

## Why does transit matter so much here?

Because the road can't carry this on its own. The filing estimated up to 62,474 new daily vehicle trips and about 5,700 parking spaces, though [Streetsblog noted](https://mass.streetsblog.org/2024/09/30/a-new-neighborhood-could-replace-oil-tanks-in-everett-but-plans-hinge-on-uncertain-mbta-expansion-projects) that formula tends to run high in dense areas. Broadway is already congested.

Everett's transportation director told Streetsblog in 2024 that high-rise, mixed-use buildings weren't guaranteed until the transportation questions were solved. A busway on Broadway won a federal grant, while a Silver Line extension and a new Commuter Rail stop are less certain.

## What does it mean if you own a home nearby?

I can't tell you what it will do to your home's value, and neither can anyone else with certainty. This is what I'd do:

- **Plan for years, not months.** Thousands of homes on a site like this take many phases.
- **Follow the Planning Board.** That's where truck routes, hours, height and open space get worked out.
- **Do the work your house needs now.** [Most Everett homes are old](https://magnoandco.com/general-contractor-everett-ma), and a sound roof and safe wiring pay off either way.
- **Don't over-improve on a promise.** Price your project against sales today, not against a neighborhood that doesn't exist yet.

**Builder's tip:** If you live near a big cleanup or demolition, take dated photos of your foundation, walls and any existing cracks before heavy work gets close. It takes an hour, and you'll have a clear record of how things looked.

## Frequently asked questions

What are the Everett Docklands?

A proposed mixed-use neighborhood on the former ExxonMobil tank farm on the Mystic River in South Everett, with homes, lab and office space, manufacturing, retail and open space.

How many homes are planned at the Everett Docklands?

About 3,200, according to a 2024 filing. The number could change as the master plan goes through review.

Who is developing the Everett Docklands?

The site is owned by a partnership of The Davis Companies and Global Partners LP, known as Everett Landco, which acquired it in 2023.

When will the Everett Docklands be built?

No schedule for the homes has been published that I could find. The tanks are down and cleanup is well along, but the master plan still has to get through the Planning Board, and housing follows the first energy phase.
