## Adding a Bathroom Cost: Where a Second Bath Fits in a Somerville House

Adding a bathroom cost in Somerville and Greater Boston: where a second bath can go, what drives the price, permits, resale value, and remodel comparisons.

Quick answer

Adding a bathroom costs more than remodeling one, because you are building plumbing, venting, wiring and walls where none exist. The 2025 Cost vs. Value report puts a midrange bathroom addition in Boston at $64,220, which is a good outside benchmark. Your real number depends on how close the new room sits to the existing plumbing stack, so I price it from a free walkthrough.

The **adding a bathroom cost** question comes up in the Somerville two-families and triple-deckers I walk through. One bathroom for a whole floor is common in 1900-1930 houses. The good news: a second bath is often possible without an addition. The catch: it costs more than remodeling the bath you already have.

## Adding a bathroom cost: the short answer

The best outside benchmark is the [2025 Cost vs. Value report for Boston](https://www.jlconline.com/cost-vs-value/2025/new-england/boston-ma/), which lists a midrange **bathroom addition at $64,220**. That figure assumes new floor area. Carving a bath out of space you already have can come in lower, and a bump-out can come in higher.

Every house is different, so I give a written line-item budget after a free walkthrough rather than guessing.

## Where a new bathroom can go in a Somerville house

- **A large closet or pantry.** Often the cheapest option, especially if it backs up to the kitchen or the existing bath.
- **Under the stairs.** A half bath can sometimes fit, if the ceiling height works at the toilet.
- **The attic.** Popular in Davis Square and Porter Square area houses, but it may need floor framing upgrades, a stair that meets code, and insulation work.
- **Part of a bedroom.** Steal a few feet to create a hall bath or a primary bath.
- **A bump-out or addition.** New floor area, a foundation, and zoning review.
- **The basement.** Possible, but drains below the sewer line may need a pump.

## What drives the cost of adding a full bathroom

- **Distance to the plumbing stack.** The closer the toilet is to the existing main drain, the less floor and wall you open. A bath stacked right above or beside the current one is ideal.
- **Venting.** Under the [Massachusetts plumbing code (248 CMR 10.16)](https://www.mass.gov/doc/248-cmr-1000-effective-12823/download), air admittance valves are **not permitted without special permission from the Board**. So every new bath needs a real vent tied into the system or run through the roof.
- **Structure.** Drain lines have to cross joists, and old joists can't be notched freely. Tile and a tub add weight, so attic floors often need reinforcement.
- **Electrical and exhaust.** New circuits, GFCI protection, lighting, and a fan ducted outside.
- **Older-house surprises.** Plaster, knob-and-tube wiring and lead paint in pre-1978 homes. See my [lead paint guide](https://magnoandco.com/blog-lead-paint-older-homes-renovation).
- **Finishes.** The same choices that drive any bath: tile, vanity, glass, fixtures.

## Permits, and when zoning comes in

According to the [Somerville Building Division](https://www.somervillema.gov/departments/isd/building-division), an owner living in a one- or two-family home may pull the building permit, while three-family and larger buildings need a licensed contractor. **Plumbing and electrical permits must be pulled by a licensed plumber and electrician.**

If the bath fits inside your existing walls, it's usually a building-code job, not a zoning one. Zoning becomes a question when you **add floor area**, like a bump-out or dormer. My guide to [home addition cost in Massachusetts](https://magnoandco.com/blog-home-addition-cost-massachusetts) covers that path.

## Is adding a second bathroom worth it?

In general, a second bathroom is one of the features buyers and renters in Greater Boston look for, especially in a family-size unit with three bedrooms and one bath. It also makes daily life easier for anyone sharing a floor.

That said, I'd never promise a specific return. Resale depends on the house, the street and the market. Build it because you need it, and design it so it looks like it was always there.

## Adding a bathroom vs. remodeling the one you have

If a second bath doesn't pencil out, upgrading the existing one is a strong alternative. Here is what my clients typically pay with Magno & Co for a standard-size Greater Boston bathroom (about 5x8 to 8x10). Bigger rooms, layout changes, rot or structural repairs, lead-safe work and high-end finishes cost more. Full details are in my [bathroom renovation cost levels](https://magnoandco.com/blog-bathroom-renovation-cost-levels) guide.

| Level | Typical price | What it usually includes |
| --- | --- | --- |
| 1. Bathroom refresh | $5,000 - $12,000 | Same layout, tub and walls; new vanity, toilet, trim, lighting, fan, paint; often new floor tile |
| 2. Mid-level renovation | $12,000 - $18,000 | Same layout; new tub or shower walls, floor tile, valve, vanity, toilet, fixtures |
| 3. Full renovation | $19,000 - $30,000 | Gut to the studs; new lines where needed, waterproofing, full tile, permits and inspections |
| Beyond a full renovation | $30,000+ | Moving walls or plumbing, enlarging the room, curbless showers, heated floors, stone |

Adding a brand-new bathroom sits above all of these, since it starts with no plumbing at all. The 2025 Cost vs. Value Boston midrange bath remodel is $27,681, which lines up with my full-renovation level.

**Builder's tip:** Look at what's directly above and below your current bathroom. In a lot of Somerville houses, a closet or bedroom corner right over the existing bath is the cheapest spot for a second one, because the stack is already there.

## Frequently asked questions

How much does it cost to add a bathroom to a house?

The 2025 Cost vs. Value report lists a midrange bathroom addition in Boston at $64,220. Converting existing space can cost less and a bump-out more, so get a line-item budget for your house.

Is adding a second bathroom worth it?

Often, yes. A second bath is a feature many Greater Boston buyers and renters want, but the return depends on the house and market, so build it for how you live.

Can you add a bathroom anywhere in a house?

Almost, but cost rises the farther it sits from the existing plumbing stack. Massachusetts code also requires a real vent, since air admittance valves need special board permission.

Do I need a permit to add a bathroom in Somerville?

Yes. You need a building permit, and a licensed plumber and electrician must pull the plumbing and electrical permits. Adding floor area can also trigger zoning review.
